This Unit was occupied by Cycles in Motion who have outgrown this small space and are now to be found in their new super-cool and much larger unit in next door Stag Works. This unit is only 234 sq ft. It's equipped with electricity (on a meter) and access to shared wifi and shares a loo/small kitchen sink & fridge area across the courtyard. It has been used as a workshop by Cycles in Motion: we'd be happy to redocorate for the right tenant. It is accessed off the courtyard and is next door to award winning violin maker Gibertoni Violins and bow maker Chris Halstead. It would be ideal as a workshop space for a small or start-up business: needs to be something not too noisy so as not to disrupt the lovely neighbours and their customers. It costs £215 pm and is available on a 4 year lease with a break clause at 2 years. The price includes: rent, service charge, water, recycling and internet. This unit shares a street level doorway and entrance with neighbours, Curbar Cycling in 68b. It is on the first floor and accessed by a flight of stone stairs. At a 450 sq ft it is a good size and has wooden sash windows overlooking John Street, so is nice and light. It shares a loo with the next door unit and can have access to the building’s wifi. Alternatively new tenants could install their own phone and broadband lines. It is available for £435 a month on a 4 year lease with a break clause at 2 years. This includes: rent, service charge, water rates, recycling/refuse service and wifi. Electricity is separately metered so you pay for what you use. Tenants are also responsible for business rates.
From end of June- Unit 10
Unit 10 is on Harland Work’s second floor and is a large and light unit with the original factory floor (this building used to be a cutlery factory). Currently home to a group of businesses including Folksy t is a good size at 670 sq ft and has its own kitchen area. It is available for £570 per month with electricity extra. The current tenants are hooked up with superfast virgin broadband and the new tenant could make arrangements to take on that supply.
From end of July - Unit 11
Unit 13 is on Harland Work’s second floor and is small but perfectly formed office space for two largish desks which is currently home to The Electric Writing Company. The EW Co is relocating to another city in August and so this unit will be available for someone new from the end of July. It’s neighbours include some artists in Unit 12, Susie's Signs is Unit 13 and Zag Yoga in their lovely studio at the end of the corridor.
