Unit 74B [now LET]

Unit 74B This first floor unit shares a street level doorway and entrance with neighbours Ginger Grazing Co, Jam Designs and Resonate Property Ltd. Its available from January 2023.

It is accessed by a flight of stone stairs. At a 225 sq ft it is a small office suitable for one or two desks. It has a lovely parquet floor in part of it (we think it used to be the original Managers Office) and wooden windows overlooking John Street, so is nice and light. It is on Harland Works super fast leased line broadband connection.  It shares a small kitchen and toilet with neighbours 74A and D which is cleaned 2 x per week by the building’s cleaner (not including washing up - you have to do that yourself ;))

Heating would be via an electric heater you’d need to install and use of electricity is measured by a meter for the unit and billed each month according to use. The lease is a standard one for Harland Works: 4 years with a break clause at the 2 year point.

The cost of the unit has a three elements:
- rent is £224 pcm and is reviewed after 2 years;
- the service charge is @£100 pcm currently and is reviewed annually - it includes broadband connection, water rates, building management, maintenance and cleaning of shared areas. These costs are divided among all tenants and passed on at cost so can change, although usually not by much
- and tenants are also invoiced monthly for any electricity used.

Business rates - tenants are responsible for their own business rates and need to register with the council. If you are eligible for Small Business Rates relief the rate of relief is currently 100%

As a tenant you get discount at the Harland Works cafe, John St Kitchen.
